First home or jumbo, the goal is the same: a pre-approval strong enough to win the house, and a closing that hits its date. I stay on your file personally from pre-approval to keys — no handoffs, no processor roulette — and pricing that makes the big lenders sweat.

Locked into a rate from the wrong year? Cash-out, consolidation, or just a better rate — I’ll run your actual numbers and give you a straight answer on whether a refi pencils. If it doesn’t, I’ll tell you that too — and watch the market for you until it does.

VA Loans
A specialty of mine — I’ve closed VA loans for many of Orange County’s veterans, firefighters, and first responders for over 20 years. Before you sign with Navy Fed or Veterans United, let me run the same loan — the wholesale difference on a VA loan is often significant, and I’ll show you yours in twenty minutes. And check their advertised rate closely — the big VA shops usually build discount points into that number. A name with “Veterans” in it isn’t the same as being on your side.
