I’m Jason Brookes, a mortgage broker in Yorba Linda, California. I’ve been doing this since 2003 — long enough to have closed loans through the boom, the crash, the recovery, and whatever we’re calling the last few years.
Here’s the short version of how I work: I’m a wholesale broker, which means I don’t sell you one bank’s rate — I shop your loan across many lenders and make them compete. The pricing difference against the big retail names is typically about half a percent. Don’t take my word for it: bring me their quote and I’ll price the same scenario side by side, usually in about twenty minutes.
And when you call, you get me. Not a call center, not a rotating cast of processors — the same person from pre-approval to keys.
What I Specialize In
Investment Property & DSCR Loans. This is my main focus. Our investment-property pricing is aggressively low, and I work DSCR files daily — long-term rentals, short-term and mid-term rentals, cash-out on rental portfolios. If you’re an investor, I speak your language: rent schedules, LTVs, and what actually gets a file closed.
VA Loans. I’ve closed VA loans for Orange County’s veterans, firefighters, and first responders for over two decades. Before you sign with a big VA shop, let me run the same loan — the wholesale difference on a VA loan is often significant.
Reverse Mortgages. For homeowners 62+, done carefully and explained honestly — including to your family, so everyone’s comfortable with the decision.
